When it comes to marketing your real estate business. Most people start with their warm market. That is a fabulous place to start and should always be nurtured and cared for.

However, you cannot discount nor forget that online marketing is critical and essential when it comes to real estate marketing today. While some people do not feel comfortable marketing online, others thrive in that environment. Here are some tips for all agents, regardless of your comfort zone.

● Make sure you have social media pages strictly for your business set up and active. Facebook and Instagram are great for real estate marketing. Some people have success with Twitter through sharing tips, articles, and information.

● Social sharing buttons for your website pages displaying properties for sale are essential. Make sure to activate the ability for others to share your properties on your website by installing the share links. Family members and friends also end up helping find homes for those that are looking to buy or sell. You want to encourage engagement and shares.

● Include images of surrounding area.  Don’t forget to include what’s going on in the surrounding area of the home on your website. Parks and recreation areas; schools; shopping; downtown areas, easy access to highways, etc.; these are all important factors when choosing home.  Local interests help sell homes and need to be included; especially important for out of the area buyers.

● Video is an amazing addition and needs to be used to showcase listings. Being able to view a home and the property through video is an amazing way to sell a home. Easy to upload to websites and social sites, start including some video for greater impact.

● Facebook ads and Instagram ads are very effective for building your list and showcasing property. It’s relatively inexpensive to do targeted ads on these two platforms. Plus, the engagement is very good. Practice with some cheap practice runs first so you can understand all of the nuances and choices that you have for targeting the proper market segment.

● Get your email list going with free downloads on things people want to know. Maybe do a series on “how to stage a home for sale”. Another idea would be “things to know before buying your first home”, and similar type articles. Then send your subscribers information and tips on what they’re looking for – new houses on the market, seminars they may be interested in, upcoming open houses, etc. Also, make sure to separate your list by geographic area, if you work in multiple areas.

● If you have a physical location for your business, definitely add a Google My Business page. This will make it easy for people to find you in Google search, Google maps, and in Google+. Definitely a must have!

● Include Google map locator on your website. This can help those searching for particular areas find the home easily and check out surrounding areas.

● Use a powerful CRM - customer relationship management software package that helps you save time and will work hard for you. Not just one for housing buyer and seller contact information, but also one that includes ad builders, direct mail campaigns, email campaigns, phones scripts, and your offer templates.

There are so many different tools and tips you can use for working your business online. Time saving, money saving, and improving your reach are all critical areas we need to develop.
